Planner AI started on a wet Tuesday in Manchester, on a job where the building control officer refused to sign off drainage because nobody could find the pre-cover photos. Three days lost. £8,000 in delays. Everyone had done their job — the evidence was just in seven different WhatsApp threads.
UK building regulations aren't the problem. The problem is that compliance is a moving state — every stage, every trade, every inspection — and most SME contractors are tracking it in their heads and in email.
So we built a state machine. A deterministic rules engine — not an LLM guessing — decides which Approved Documents apply to your project. Every requirement is tied to a work stage. Every stage has an evidence gate. Miss a photo and it's red on the dashboard before the inspector arrives, not after.
The AI assistant sits alongside — trained only on the corpus of Approved Documents A through S, cited to the section and edition. No source, no answer. It's the friendly clerk-of-works you never had time to hire.
